Private Pool Villa in Alanya: What to Check Before You Buy

A private-pool villa is a home, a plot and a set of systems to maintain. Before choosing one in Alanya, decide how you will use it: holidays, longer stays, family life or a combination. That decision should guide the district, layout and maintenance level you accept.

Start with daily use, not photographs

Private outdoor space can be appealing, but it should be usable. During a viewing, stand in the pool area, on the terrace and in the bedrooms. Check overlooking from neighbouring homes, nearby roads and undeveloped plots. Ask whether the sea view, access route and outdoor privacy depend on land that may change around the villa.

Kargicak, Bektas, Tepe and Oba can offer very different routines. Hillside locations may suit buyers who value views and separation from central activity, but road width, slope, parking, turning space and night access deserve a real check. Oba may suit a buyer who places more weight on everyday services. Do not choose a district from a map alone: test the route at the times you expect to use it.

Inspect the pool and the building as working systems

A pool should be assessed beyond its appearance. Ask for available records on maintenance, equipment replacement and waterproofing. Inspect the pump and filter area, lights, drainage, terrace surfaces and any signs of leakage. Check who currently maintains the pool and obtain a written quote for the service scope you would need.

The same practical approach applies to the house. Look for damp marks, roof and terrace waterproofing issues, drainage around the plot, retaining walls, irrigation, window condition, hot-water provision, cooling, heating and storage. Confirm what furniture, appliances and outdoor equipment are included in the sale.

Verify the property before committing

Do not treat listing text or verbal assurances as proof of ownership, parcel status or restrictions. Before paying a substantial deposit, have the registered owner, parcel details, encumbrances and property record checked through the land-registry process. The TKGM FAQ lists identity documentation for parties and representatives, including passport or identity documentation for a foreign party and authority documents where representation is used. Restrictions applicable to the individual buyer and parcel should be confirmed with the land registry.

For title-transfer fees, the official explanation states that buyer and seller are each charged 20 per thousand, or 2%, on the declared actual transfer consideration, which cannot be below the property-tax value. If rental use matters to your plan, verify the rules for the specific property before relying on income: tourism-purpose rentals of 100 days or less require a permit, and further property-specific conditions may apply under the Ministry guidance.

Property ownership, residence permission and citizenship are separate questions. The real-estate citizenship route specifies at least USD 400,000 or equivalent foreign currency, a sale restriction of at least three years and determination by the relevant authority; an asking price or purchase value alone does not establish eligibility. A property-owner residence application has separate conditions, including a property value at acquisition of at least the TL equivalent of USD 200,000 for that category, residential use by the applicant and no rental or similar income-generating use under that category.
