Buying a villa in Alanya is easier when you treat it as a sequence of decisions rather than a race to reserve the first attractive home. Start by defining how the villa will be used, then compare only properties that can realistically meet that purpose.

A useful brief covers more than bedrooms and a sea view. State whether the villa is for year-round living, holidays, occasional use or a rental plan; whether a private pool is essential; how much slope, driving and maintenance you accept; and whether privacy, proximity to town or outdoor space matters most. Build a shortlist you can actually compare

Ask for a focused shortlist and confirm the status of each home before arranging travel. An online listing can change, so check the asking terms, whether a viewing is possible and which documents may be available for review. Compare each villa using the same questions:

  • Is the access road comfortable in both directions, including parking and gate access?
  • Does the outdoor area have usable sun, shade, drainage and privacy?
  • Are the pool, retaining walls, roof, storage and technical areas visible during the viewing?
  • What furniture, equipment, garden care or community arrangements are included, if any?
  • Are nearby plots, construction, noise and the gradient acceptable for your routine?

A video viewing can help narrow choices before a trip, but it should be structured. Ask to see the approach road, boundaries, pool equipment, bathrooms, roof terrace and less polished spaces—not only the best rooms.

Check the property before making binding commitments

The Turkish ownership document is commonly called a TAPU. Before transfer, have the registered owner, property type, relevant annotations, mortgages or other restrictions checked through the appropriate official process. Foreign buyers should also confirm restrictions that apply to their own situation and the specific parcel with the land registry; do not assume one universal clearance process applies to every purchase.

The TKGM FAQ identifies identity documents for parties and representatives, foreign-party identity or passport documents, and authority of representation where applicable. Your adviser can coordinate practical steps, but personal legal and tax advice should come from a suitably qualified professional.

If you arrange a deposit or payment schedule, make the written terms clear: what must be checked first, what triggers each payment, and what happens if a material document issue is found. Private paperwork does not replace registered title transfer.

Plan the transfer and ongoing ownership

At title transfer, the statutory title-transfer charge is 2% (20 per thousand) for the buyer and separately 2% for the seller, calculated on the declared actual transfer consideration, which cannot be below the property-tax value. The parties may agree who bears costs commercially, but a combined 4% figure is not automatically the buyer’s statutory liability. See the official Revenue Administration explanation.

Budget separately for the villa’s continuing costs: insurance, pool and garden care, repairs, furnishings, utilities and any community charges. Property ownership does not automatically grant residence or citizenship. For the property-owner residence category, the official application form refers to an acquisition value of at least the Turkish-lira equivalent of USD 200,000 and requires the property to be used as the applicant’s residence, not for rental or similar income-generating use under that category. Eligibility and approval must be checked for the individual case through the official application form. A short-term residence permit may be issued for up to two years at a time in the relevant categories; it is not automatic or guaranteed.

If tourism-purpose rental is part of your plan, check the property-specific rules before buying. Rentals of 100 days or less require a permit; ownership alone is not that permission. The Ministry’s overview is here.
